Making extra mortgage payments: what to consider

Explore how extra principal can change your payoff timeline while keeping your wider budget in view.

Published .

Understand what an extra payment changes

On a standard amortizing loan, additional money applied to principal reduces the outstanding balance. That can reduce future interest and shorten payoff if you continue the scheduled payments. It generally does not automatically lower the required monthly principal-and-interest payment; a recast or refinance is a separate process with its own requirements.

Confirm the servicer’s instructions

Ask how to designate an extra principal payment and whether any prepayment terms or restrictions apply. Continue making required payments on time. Check the next statement to confirm the extra amount reduced principal rather than simply being held or credited toward a future installment.

Keep your broader finances in view

Consider emergency savings, upcoming repairs, higher-interest debts, and other goals before committing extra cash to the home. Money paid into equity may be harder to access later, and accessing it can require a new loan and additional costs. A comfortable extra amount is one you can sustain without weakening your cash cushion.

Model a realistic plan

Our extra-payment calculator compares a regular schedule with one-time or recurring additional principal. Use the current balance, rate, and principal-and-interest payment from your statement, excluding escrow, mortgage insurance, and fees.

Compare a manageable recurring amount with a one-time payment. The illustration assumes the extra amounts are applied as modeled; actual posting dates, servicing rules, and loan features can produce different results.

Know when another conversation may help

If your goal is a lower required payment rather than earlier payoff, ask about available recast or refinance options and their costs. If making the regular payment is difficult, contact your servicer promptly about assistance instead of planning extra payments. The best next step starts with the problem you want to solve.
