Educational estimates, not a loan offer, approval, payoff quote or determination of available equity. Rates are not APRs. Actual rates, fees, loan-to-value limits, mortgage insurance, eligible cash proceeds and underwriting requirements vary. A refinance replaces your mortgage; a HELOC adds a lien and payment while keeping the first mortgage. HELOC rates are usually variable. Interest-only payments do not reduce principal; payments may increase during repayment, with a balloon possible under actual terms. Your home secures these loans and can be lost if payments are not made. Extending the term can increase total interest even when the payment falls. Closing costs and prepaids may differ; no tax benefit or debt-consolidation savings is assumed.
The estimated equity shown is home value minus the first-mortgage balance, not an approved borrowing amount. Other liens reduce available equity. No maximum LTV, credit, income, county limit, program eligibility or lender pricing is verified. Enter actual estimated mortgage insurance for each loan; it is not automatically determined for this refinance model. Taxes and insurance are held equal for comparison and may change.
Interest figures compare the current loan's estimated remaining payments with the entire new term. Cash-out adds borrowed principal, so those interest totals are not a like-for-like cost comparison. The simple payment-recovery period appears only without cash-out and when the modeled payment falls; it ignores the time value of money, remaining balances, selling early and changing insurance. Financing costs adds interest. The HELOC repayment illustration excludes draw-period interest, future advances, fees and rate changes; it is not a lifetime cost comparison.
