How we manage website inquiries
This notice describes the website inquiry and follow-up tools used by IMS Lending – Chico, part of 50-50 Mortgage Inc. DBA IMS Lending. When you request information, we collect the contact details, loan interests, plans, timeframe, answers and message you submit, together with the request time, referring website page and campaign information supplied with the request.
Inquiries are kept in a protected team inbox accessible to authorized staff, including Jason Andrew O’Hanlon and Steven Hatcher. Both can review inquiries and their follow-up activity. The workspace records assignment, status, internal notes, contact attempts, follow-up dates and reassignment decisions so the team can respond and coordinate service. Selecting an officer does not make the inquiry private to that officer.
Inquiry records are stored in the website’s hosted database. Hosting, storage, security and email providers process information to operate and protect these tools. Inbox records are not publicly displayed. Staff email alerts link to protected inquiry records.
Email marketing and your choices
Our general inquiry forms require you to actively check an agreement to receive a response and ongoing marketing emails from IMS Lending – Chico (50-50 Mortgage Inc.). These emails may include mortgage information, loan-program updates, educational content and follow-up offers, including automated email sequences. The checkbox is not preselected. We record the wording and version of the agreement, the submission time and source page with your inquiry.
You can unsubscribe from marketing emails using the unsubscribe link included in marketing messages, or request removal by emailing jandrew@imslending.com. We keep a suppression record to help prevent further marketing emails to an address that has opted out, including across repeat inquiries. Necessary responses about an inquiry or an existing loan transaction may still be sent where appropriate. We may use email delivery and campaign service providers to send messages and manage preferences. This agreement covers email marketing; it does not authorize automated marketing text messages or calls.
Optional website activity and follow-up
If you allow activity tracking, we use a random first-party browser identifier to record public pages viewed, referring website hostname, ad-campaign labels, timestamps, estimated active time, whether the calculator was adjusted, and application-link destinations. We exclude private account and dashboard pages, query strings from page URLs, keystrokes, unfinished form contents and unsent calculator values. Active time is approximate and does not prove interest or identity. We do not use fingerprinting or cross-site advertising trackers.
If you submit an inquiry from that browser, we may associate this activity with the email address you provide. Repeat inquiries using the same email are grouped for follow-up, with each submission and calculator scenario preserved. Browser association and an email match are not identity verification. Shared devices, blocked cookies, different devices and declined tracking can make activity incomplete or misleading. Application clicks do not confirm an application was submitted or approved.
Activity tracking is optional, separate from email-marketing consent, and off until you choose to allow it. Use “Cookie preferences” at the bottom of public pages to decline or withdraw. Withdrawal deletes the optional activity associated with the current browser identifier; inquiry records and necessary application-click history remain. We honor Global Privacy Control by disabling this optional tracking. We use a 90-day reporting window for optional browser activity, exclude older activity from reports, and delete expired records during subsequent activity requests. Records awaiting this cleanup may remain stored until the next request. The preference is saved in this browser until changed or cleared, and the random identifier expires after 90 days.
We do not store raw IP addresses in contact profiles or in this optional activity database. Our hosting and security providers may process IP addresses and technical logs to deliver and protect the site; separate short-lived hashed request counters help prevent abuse. We do not sell personal information or share it for cross-context behavioral advertising. Authorized IMS personnel and service providers processing information on our behalf may access it to host, secure and operate the site, manage inquiries, deliver email and support follow-up. We may also disclose information as legally required or as necessary to protect rights, prevent fraud or address security issues. We do not provide visitor activity to unrelated advertisers or data brokers.
The purchase-payment calculator offers separate requests for an emailed copy or a conversation. Its copy form has a results-email checkbox and an agreement to occasional emails about mortgage options, loan-program updates and offers. Its conversation form uses one agreement covering contact about the estimate, an emailed results copy and those occasional emails. Both forms link to this notice and explain how to unsubscribe. We save the exact agreement shown and its version with the inquiry.
Retention and privacy requests
We retain inquiries and activity history for responding to requests, maintaining business records and meeting applicable obligations. The inbox does not automatically delete records, and ordinary dashboard users cannot delete inquiry history. You may request access to, correction of, or deletion of your website inquiry information by emailing jandrew@imslending.com or calling (530) 370-0807. We may need to verify your request and retain information where required for legal or recordkeeping purposes. Please do not send identity documents or sensitive financial information through the inquiry form.
Calculators
The mortgage calculator performs calculations in your browser without requiring contact information. If you choose “Talk through these numbers” and submit a contact request, we save your calculator inputs, estimated payment breakdown, loan-program fees, and rate-reference information with your inquiry in the protected team inbox. Changing calculator values alone does not submit them to our team. This also applies to the extra-payment calculator, whose submitted balance, rate, regular principal-and-interest payment or remaining term, extra-payment plan and savings estimate are saved with your inquiry. If you request an emailed copy, our email provider sends your name, calculator inputs and estimated results in a formatted email, with a private results link valid for 30 days. Forwarding that email can reveal those figures and your name. The saved results page can load the scenario into the calculator for changes; this does not overwrite the original copy. Anyone with that link can view the saved estimates, but not your name, email or internal inquiry history. The link token is stored as a digest; it is excluded from optional browsing tracking. This requested results email is separate from marketing campaigns. Delivery status is recorded in the inbox. When a valid saved-results link is used, we record the successful page-load time and the associated inquiry to report link usage, including repeat loads. If optional activity tracking has already been allowed, we also use the existing random browser identifier to count distinct browsers. We do not identify who received a forwarded link or automatically associate their browsing history with the original recipient. Multiple browsers do not prove forwarding or identify different people, and automated security tools can affect counts. Results-link reports cover the last 90 days; older records are deleted during later results-link requests. Withdrawing optional tracking removes the browser association while retaining the page-load record. No raw IP address or browser fingerprint is stored in these records.
Team account security
Authorized team accounts use passkeys or a password with an authenticator-app code. We store account email addresses, password hashes, encrypted authenticator and recovery information, passkey public keys and device labels, and session records in the protected website database. Passkey private keys and fingerprint or face data are not collected by this website. Essential login cookies maintain sessions and short-lived sign-in challenges. Sessions expire after eight hours; signing out revokes the current session. The temporary review site additionally uses its hosting sign-in.
Contacting the team
Email and telephone links open your chosen email or telephone application. If you choose to email us, your email provider and our email providers process your message. Please do not include Social Security numbers, financial documents, or other sensitive application information in email.
Cookies & application routing
The main Apply Now button alternates new visitors between Steven and Jason. The first-party cookie ims-application-officer stores only the assigned officer for 30 days so returning visitors can continue with the same person. The routing counter is separate from inquiry records.
After you submit an inquiry, the first-party ims-lead-session cookie lasts up to 30 days. It contains a random token, not your contact details, and can associate a later ARIVE-link click from the same browser with that inquiry. This is a browser association, not identity verification. Without a valid cookie, clicks are recorded anonymously. We record the destination officer, source page, route type and time of an ARIVE-link click; it does not confirm application activity inside ARIVE. We also keep short-lived hashed request counters to limit abuse.
The website code does not use third-party advertising cookies or tracking pixels. You can delete or block cookies in your browser; deleting this cookie may assign you a different officer next time you use Apply Now. You can also choose an officer directly on the application page. The private review host may use separate sign-in and security cookies. ARIVE and other linked services have their own cookie practices.
Loan applications
Application links take you to an external ARIVE borrower portal. Review the privacy information and terms presented there before submitting personal or financial information.
Third-party services
The site uses Google Fonts, which may receive browser connection information when fonts load. Website hosting providers may process technical request information to deliver and secure the site. External links may have their own privacy practices.
