Who this may fit

VA-backed mortgages are available through participating lenders to qualifying veterans, service members, and certain surviving spouses. A Certificate of Eligibility helps establish the benefit; the lender separately evaluates credit, income, residual income, and the property.

Preparation checklist

  • Certificate of Eligibility or information needed to request it
  • Income, asset, and service documentation requested by the lender
  • Details of prior VA use, existing VA loans, and any potential funding-fee exemption

How to compare this option

VA loans generally do not require monthly mortgage insurance. A funding fee may apply unless you qualify for an exemption. Ask for an itemized estimate of the fee, other closing costs, and the effect of financing eligible costs into the balance.

Frequently asked questions

Is a down payment required?

Many eligible borrowers can buy with no down payment. Available entitlement, property value, purchase price, and lender requirements can still create a down payment need. No down payment does not mean no closing costs.

Can I use VA more than once?

Often yes. Prior use and restoration or remaining entitlement must be reviewed, especially if you still own a home financed with VA.

Can I buy a rental property?

VA purchase loans require qualifying occupancy. An eligible multi-unit property may be possible when you live in one unit; a rental-only investment does not fit the standard purchase benefit.

Who is exempt from the funding fee?

Certain borrowers, including qualifying recipients of service-connected disability compensation, may be exempt. Have the lender verify your status rather than assuming a fee applies.
