Who this may fit
The USDA Single Family Housing Guaranteed Loan Program supports eligible owner-occupied homes in qualifying areas. An address does not need to be on a farm. Both the property location and household income must meet program requirements, and the lender reviews repayment ability.
Preparation checklist
- Exact property address or target area
- Income information for the household, including non-borrowing members when required
- Borrower income, credit, debts, and funds for closing
How to compare this option
Eligible borrowers may finance without a down payment. Upfront and annual guarantee fees, closing costs, and prepaid taxes and insurance still affect the transaction. Check location and household eligibility before relying on USDA financing for an offer.
Sharing documents safely
Use the preparation checklist above. Use the secure application portal for financial documents; please do not send statements or tax returns through the general inquiry form.
Frequently asked questions
Does rural mean far from town?
Not necessarily. Some smaller communities and areas outside city centers qualify. Use the official property eligibility map and confirm with the lender; a mailing address or ZIP code alone is insufficient.
Why does household income matter?
USDA reviews adjusted household income for program eligibility, which differs from repayment income used to qualify the borrowers. Income from some household members not on the loan can matter.
Can I use it for a second home or rental?
The guaranteed program is intended for eligible primary residences, not vacation homes or rental-only investments.
Does zero down cover everything?
No. Closing costs and prepaids remain. Eligible seller contributions, gifts, or financing of certain costs may help, subject to program rules and appraisal value.
