Who this may fit
Refinancing replaces your current mortgage with a new one. A rate-and-term refinance changes financing terms; a cash-out refinance also accesses eligible equity. The right comparison includes your remaining balance, remaining term, costs, and how long you expect to keep the loan.
Preparation checklist
- Current mortgage statement, rate, remaining term, and other liens
- Income and asset records plus an estimated property value
- Your goal, expected holding period, and intended use of any cash out
How to compare this option
A lower payment can come from restarting a longer term even when lifetime interest increases. Compare costs over the same time horizon. Financing fees saves cash at closing but increases the debt. A no-closing-cost offer can involve a higher rate or lender credit rather than eliminating costs.

Frequently asked questions
How do I estimate break-even?
For a simple payment-savings comparison, divide applicable refinance costs by monthly savings. For example, $4,000 divided by $200 is 20 months. This shortcut excludes balance differences, taxes, opportunity cost, and term changes; compare a fuller amortization analysis too.
How much equity can I take out?
Limits depend on program, occupancy, value, existing liens, credit, and lender rules. Available equity is not the same as cash you can borrow.
Should I give up a low first-mortgage rate?
Compare a cash-out refinance with an eligible second mortgage or HELOC. A second lien may preserve your first loan but adds its own payment, fees, and possible variable-rate risk.
Can I use a streamline refinance?
Certain existing FHA or VA borrowers may have specialized refinance paths. Payment history, benefit tests, seasoning, and lender requirements still apply. A streamline is not automatic approval or unrestricted cash out.
