Who this may fit

Bank statement mortgages are alternative-documentation loans that may help self-employed borrowers whose tax-return income does not fully reflect qualifying cash flow under traditional underwriting. They finance eligible real estate; they are not business working-capital loans. Availability depends on lender, occupancy, and property.

Preparation checklist

  • Complete consecutive statements for the accounts the lender requests
  • Business ownership and operating history plus expense documentation
  • Details of transfers and large deposits, debts, and closing funds

How to compare this option

The lender analyzes a required history of personal or business statements, often 12 or 24 months depending on the program. Business deposits are adjusted for expenses and ownership share. Transfers, borrowed funds, and unsupported deposits may be excluded. Gross deposits are not automatically qualifying income.

Sharing documents safely

Use the preparation checklist above. Use the secure application portal for financial documents; please do not send statements or tax returns through the general inquiry form.

Frequently asked questions

Do I still need tax returns?

Some programs do not use tax returns as the primary income calculation, but requirements vary and other documentation may be requested. Do not assume that no income verification is required.

Can I use personal or business accounts?

Some programs accept either, using different calculations. Business accounts usually require expense and ownership adjustments. Explain mixed accounts and transfers so deposits are not double-counted.

What credit score or down payment is required?

There is no universal minimum. Requirements depend on lender, loan size, occupancy, credit, reserves, and documentation. Ask for a file-specific comparison rather than relying on an advertised minimum.

Will it cost more than a conventional loan?

It may. Compare interest rate, APR, points, fees, reserves, and any applicable prepayment terms. Alternative documentation can expand options but does not guarantee better pricing.

Should I first try qualifying with tax returns?

Yes. Traditional underwriting may allow certain adjustments to tax-return income. Compare both paths with your loan officer. Discuss tax decisions with your tax professional rather than changing deductions solely for a mortgage.

Program availability, fees, and qualification requirements vary by lender, property, location, and borrower. These guides are educational, not an offer, quote, eligibility decision, or commitment to lend.
